First, let's assess your credit score. Is it above 500? If not, there's no need to panic. You can still obtain a mortgage with a score below 500. I faced a similar situation when my credit score was around 600 while purchasing my first investment property. So, let's dive into the strategies without delay.


Strategy 1: Leverage a Co-Borrower

One effective method is to have a trusted individual, like a spouse, co-sign the mortgage. But if you're flying solo, don't worry—I’ll show you how to proceed independently later. This approach works regardless of your credit score, as long as you trust the person involved. It could be a family member or a close friend. They can purchase the property under their name, and you can "rent" it from them, covering the mortgage amount. Ensure you have a clear agreement in place, especially regarding future compensation if the property is sold.
